Florida Evictions & Abandonment Laws

There are two main types of eviction options available to landlords and property managers in Florida:

7-Day or One-Week Eviction

Applicable to evictions stemming from tenants violating their rental agreement or violating local, state, or federal laws.

3-Day Eviction

Applicable to evictions for tenants who have failed to pay rent for 3 consecutive days or more (excluding Saturdays, Sundays and holidays).


According to Florida Law, abandonment is when the tenant has not notified the landlord that they will be gone for more than 15 consecutive days and is delinquent on rent.
